For the sake of avoiding complex algorithms I will probably just query
properties within a square search area. The thought of pulling results
from within a circular area seems like a real headache! As you say, I
would have to extract the data within a square and perform a secondary
operation to eliminate the ones in the corners. When you consider the
search area is only 30 miles max, it doesn't seem worth the extra
overhead on my time and the servers resources to perform this secondary
task.
